Working out why a solid wall is holding damp before you treat it

Solid stone and brick walls behave differently to a modern cavity, and treating them the wrong way often traps the problem rather than solving it.

A lot of the older housing stock around Torbay and the South Hams was built with solid stone or brick walls that were designed to let moisture pass through and evaporate, not to keep it out entirely. When those walls get sealed with the wrong render, paint or pointing, moisture that would once have dried out gets held inside the wall instead, and that is when damp patches, blown plaster and musty smells start appearing on the inside face.

Coastal exposure makes this worse. Driving rain off the sea, salt-laden air and higher year-round humidity all push more moisture into masonry than an inland property would see, and older lime mortar joints that have been repointed in hard cement can no longer let that moisture back out. The result is damp that seems to come and go with the weather rather than a steady rising problem.

Getting the diagnosis right matters because rising damp, penetrating damp and simple condensation all leave similar tide marks and staining but need completely different repairs. Treating the wrong one wastes money and can make the wall wetter in the long run.

What is actually happening inside the wall

In a solid wall, moisture typically gets in from one of three routes: groundwater drawn up through the base of the wall by capillary action, rain driven through the outer face where mortar or render has failed, or moist internal air condensing on a cold wall surface. Each leaves a different pattern once you look closely.

Rising damp tends to sit low, usually up to a metre from the ground, and often carries a tell-tale band of salts left behind as the water evaporates. Penetrating damp shows up at a specific height or location linked to a defect above it, such as a cracked render panel, a failed lead flashing or a blocked gutter throwing water down the wall face.

Causes we see repeatedly in older South Devon properties

Cement-based render or pointing applied over an original lime-built wall is one of the most common causes we find. Cement is far less permeable than lime, so instead of letting moisture evaporate evenly across the wall face it forces it to find another way out, often through the internal plaster.

Raised external ground levels, driveways or patios laid above the original damp-proof course also push soil moisture into the wall from below. In coastal areas we also see salt contamination in old masonry from decades of sea spray, which itself attracts and holds moisture regardless of any damp-proofing work carried out.

Telling it apart from similar faults

Damp is frequently confused with condensation, which forms on cold surfaces in poorly ventilated rooms and tends to appear on north-facing walls, in corners, and around window reveals rather than at skirting level. It responds to heating and ventilation changes within days, whereas true rising or penetrating damp does not.

It is also worth ruling out a leaking pipe or an overflowing gutter before assuming a wall problem is structural in origin. A simple test is to check whether the damp patch grows after heavy rain specifically, which points to penetrating damp rather than rising damp or condensation.

What a correct repair involves

For a solid wall, the right approach is usually to remove cement render or pointing and replace it with a lime-based equivalent that allows moisture to evaporate naturally, rather than installing a chemical damp-proof course as a first response. Where ground levels are the cause, lowering them away from the wall base often resolves the issue without any invasive work at all.

Internally, breathable lime plaster is used in place of gypsum in affected areas so the wall can continue to dry as intended. Any repair also needs to address the source, whether that is a defective gutter, a cracked sill or raised ground, otherwise the same patch will reappear within a season or two.

When to act

Damp rarely gets better on its own, and left untreated it can lead to decayed timber lintels, failed plaster and, in older properties, damage to structural timber embedded in the wall. Acting as soon as you notice recurring staining, a musty smell or bubbling paint gives you far more options than waiting until skirting boards or floor joists are affected.

If a patch appears after a storm and dries out within a week, it is worth monitoring rather than panicking. If it persists through a dry spell or keeps returning in the same spot, that is the point to get it properly assessed.

Common questions

Does a damp-proof injection always fix rising damp?

Not on its own. Many solid walls diagnosed with rising damp actually have penetrating damp or bridged ground levels, so an injected course can be installed without ever solving the real cause. Diagnosis has to come before treatment.

Why does cement render make damp worse rather than better?

Cement is far less breathable than the original lime construction, so it stops moisture evaporating through the wall face as designed. The moisture then finds another route out, usually through internal plaster, which is why patches often appear after a cement re-render.

Can I just repaint over a damp patch?

Repainting hides the symptom temporarily but does nothing about the moisture source, and standard paint can trap moisture further, making blistering and plaster failure worse over time.

Is coastal salt damp different to rising damp?

Salt contamination behaves differently because salts in the masonry are hygroscopic, meaning they draw moisture from the air even without a groundwater source. This can mimic rising damp and needs a different, more localised repair approach.
