
Choosing between lime plaster and gypsum on solid walls
The wrong plaster on a solid wall traps moisture and fails within a few years, so the choice matters more than the finish.
Plaster does more than give you a smooth wall to paint. On a solid masonry wall it forms part of how the building manages moisture, and getting that wrong is one of the most common causes of damp and blown finishes we see across Torbay's older housing stock. Gypsum plaster is fast, cheap and predictable on modern cavity walls, but it is not designed for walls that are meant to breathe.
Lime plaster is more forgiving of movement, lets moisture pass through the wall rather than trapping it, and has been the correct choice for solid stone and cob construction for centuries. It is slower to apply, needs different curing conditions and costs more in labour, which is why some contractors default to gypsum even where it is the wrong call. Knowing which one your walls need before plastering starts saves a repeat job in a few years.

How the two materials actually work
Gypsum plaster sets by a chemical reaction and forms a hard, low-permeability skin. It bonds well to modern plasterboard and dense masonry, dries in days, and gives a very flat, paintable surface. The trade-off is that it does not let much moisture pass through it, so any dampness in the wall behind has nowhere to go except sideways or into the plaster itself, where it causes blowing and staining.
Lime plaster carbonates slowly as it absorbs carbon dioxide from the air, a process that can take weeks per coat. It stays permeable throughout its life, allowing a solid wall to take on and release moisture with the seasons instead of holding it. It also tolerates minor structural movement better than gypsum, which tends to crack sharply where a lime coat would hairline and flex.
Where each one belongs in a South Devon property
Solid stone, cob, and pre-1919 brick walls without a damp-proof course should almost always be finished in lime, whether that is a haired lime plaster on the walls or a lime render outside. This applies to a lot of the older housing around Totnes, the South Hams villages and the Torquay conservation areas, where cavity walls simply do not exist.
Cavity brick and blockwork built from the 1930s onward, and any new extension work, is designed around gypsum plaster and modern vapour control. Mixing the two systems on the same wall, for example dabbing gypsum onto an old solid wall that has been part-limed, creates a patchwork that fails unevenly and is hard to diagnose later.
Detailing that determines whether it lasts
Lime plaster needs a breathable background: no gypsum bonding coats, no impermeable paints, and skirtings that do not seal the base of the wall airtight. It also needs protected curing time out of direct sun and draughts, which affects how a job gets sequenced on site.
Gypsum plaster needs a genuinely dry, stable background and correct PVA or bonding agent use on different substrates. Applying it over a wall that is still drying out after a damp repair, or over old lime that has not been fully removed, is the most common reason we get called to diagnose blown plaster.

Failure modes to recognise
Gypsum on a damp solid wall shows as soft, crumbling plaster near the base, often mistaken for rising damp when the real cause is trapped moisture with nowhere to escape. Lime plaster applied over an unstable or oily background debonds in sheets rather than staying keyed to the wall.
Both materials fail faster where the external render or pointing has already let water in, so plaster choice is only half the job. A specification that ignores the external envelope is treating the symptom rather than the cause.
How to specify it properly
Ask your builder to state the plaster system in writing, coat by coat, including any bonding agents or lime mixes involved, rather than a generic line for 'plastering'. For lime work, the mix ratio and number of coats should be specified, since a single skim coat behaves very differently from a full three-coat lime system.
If your home is a mix of eras, get the wall build-up checked room by room before assuming one plaster type suits the whole house.
Common questions
Can lime plaster be painted with normal emulsion?
It should be finished with a breathable paint such as limewash or a mineral silicate paint. Standard vinyl emulsions seal the surface and defeat the point of using lime in the first place, trapping moisture behind the paint film.
Is lime plaster more expensive than gypsum?
It generally costs more in labour because of the extra coats and longer drying time between them, though material costs vary. The right spec avoids repeat damp repairs later, which is where gypsum on the wrong wall ends up costing more overall.
Can you skim gypsum straight over old lime plaster?
Only if the lime is sound, dry and the wall behind has no ongoing damp issue, and even then a suitable bonding coat is needed. On a solid wall with any moisture movement, this is a common source of later blowing.
How do I know if my walls are solid or cavity?
Measure the wall thickness at a window or door reveal. Solid walls are typically around 220mm or more; cavity walls are usually thinner with a visible double-leaf line at unfinished edges. A builder can confirm this quickly on site.
