Renovating a Victorian terrace without storing up problems

Solid walls, timber floors and shared party structures all need a considered approach when you renovate.

Torquay and Paignton both have long runs of Victorian terraces built with solid brick or stone walls, timber suspended ground floors and slate roofs. They were built to breathe, and most of the trouble we see comes from later work that stopped them doing that. Cement render, gypsum plaster and impermeable modern paints trap moisture in walls that were never designed to hold it.

Renovating one of these houses well means working with the original construction rather than against it. That affects everything from which plaster you use to how you insulate the roof and where you route new services. Get the sequence wrong and you can spend money twice, once to fit something and again to strip it out when damp reappears behind it.

We treat each terrace on its own merits. Two houses on the same street can have different wall builds, different underfloor ventilation and different histories of extension and alteration, so a plan that worked next door is not a plan you should copy blindly.

How these houses were built

Most Torbay terraces from this period have solid 9-inch brick walls or local stone rubble walls rendered externally, with lime mortar and lime plaster internally. Ground floors are usually suspended timber over a ventilated void, and roofs are slate on timber battens with little or no underlay by modern standards.

Party walls between houses are typically solid brick shared structures, which matters if you are altering openings or removing chimney breasts, since work often needs a party wall agreement with the neighbour before it starts.

The faults we see most often

Rising and penetrating damp linked to cement render or pointing that has replaced original lime, blocked airbricks under suspended floors, and bridged damp proof courses where ground levels have been raised outside over the years.

Cracked ceilings and sagging floors from oversized notches cut into joists for old pipework, and chimney breasts removed on upper floors without proper support left for the stack above.

A sensible order of works

Start with the building envelope: roof condition, gutters, external render or pointing and floor ventilation. Fixing these stops water getting in before you spend money on anything inside.

Move to structural changes such as opening up rooms or removing chimney breasts once you know the walls are dry and sound, then finish with services, insulation and decoration. Doing insulation before the damp is resolved usually just relocates the problem.

Constraints specific to South Devon terraces

Many of these streets are narrow with no off-road parking or rear access, which limits scaffold positions, skip placement and material deliveries and needs planning before work starts, not on the day.

Coastal exposure in Torquay and Brixham accelerates weathering on render and pointing facing the prevailing weather, so south west facing elevations often need more frequent maintenance than the rest of the house.

Common questions

Can I use standard gypsum plaster on a solid wall terrace?

It is common but not ideal on damp-prone solid walls, since gypsum does not allow moisture to pass through as readily as lime plaster. On walls with any history of dampness we would recommend a breathable lime-based system instead.

Do I need permission to remove a chimney breast?

Building regulations apply because the stack above needs proper support, and if the chimney is shared with a neighbour a party wall agreement is usually required before work starts.

Why does my terrace get damp only in winter?

Lower temperatures and higher rainfall raise ground moisture and reduce evaporation through walls, so faults that are marginal in summer, such as a partly blocked airbrick, become obvious once winter sets in.

Is it worth insulating solid walls internally?

It can improve comfort but needs breathable materials and careful detailing around floor and ceiling junctions, otherwise it risks trapping moisture in the wall and causing timber decay where joists meet the wall.
