
Why coastal timber windows rot faster and how to catch it early
Salt air and driving rain put timber window frames near the coast under far more strain than an inland equivalent, and small joints failing early is usually the first sign.
Timber windows on properties facing the sea around Torbay and Brixham take a harder weathering load than the same windows would inland, because salt-laden air, driving rain and strong sun combine to break down paint and putty faster than normal. Once the protective coating fails at a joint or sill, moisture gets into the timber and decay can spread within a season or two if it goes unnoticed.
Not all rot is the same. Wet rot tends to develop where timber stays consistently damp, such as a sill that no longer sheds water properly, while dry rot is less common in windows but can spread from a decayed frame into surrounding timber if conditions are right. Knowing which you are dealing with changes how much surrounding material needs to come out.
Because coastal exposure accelerates every stage of this process, checking joinery more often and catching early softening before it spreads is far more cost-effective than waiting until a full sash or frame needs replacing.
How coastal exposure accelerates window decay
Salt in the air draws moisture out of the atmosphere and holds it against surfaces, which keeps timber and paintwork damper for longer after rain than they would be inland. This constant low-level moisture is ideal for wet rot fungus to establish, particularly at joints and end grain where water can sit.
Strong coastal winds also drive rain harder against exposed elevations, forcing water into any small gap in paintwork or putty far more forcefully than a sheltered inland window would experience, which is why seaward-facing windows tend to fail years before those on a more protected elevation of the same building.
Where rot typically starts
Sills are the most common starting point because they are horizontal and hold standing water longer than any other part of the frame, especially if the drip groove underneath has been painted over and lost its function. Joints at the corners of the frame and sash, where end grain is exposed, are another common entry point once paint cracks.
Putty around glazing that has shrunk, cracked or fallen away lets water sit directly against the timber rebate, and this is frequently the first place decay is found once a window is opened up for inspection.

Telling early decay apart from surface weathering

Timber that feels soft to a probe, that a screwdriver sinks into without resistance, or that shows a spongy texture under the paint indicates rot has already taken hold.
A useful check is to press firmly on the sill and lower rail with a blunt tool. Sound timber resists; decayed timber gives with little pressure and often looks discoloured once the surface paint is removed.
What a proper repair involves
Where decay is caught early and confined to a small area, a splice repair cutting out the affected section and piecing in new timber, sealed and primed correctly, can save an otherwise sound frame and is far less costly than full replacement. Where rot has spread through a sill or multiple joints, replacing the whole sash or frame component is usually more reliable than a series of small repairs.
Any repair on a coastal property should also review the paint specification and detailing, since a like-for-like repair using the same maintenance regime that allowed the rot to start in the first place will simply fail again on the same timescale.
When to act
Soft or discoloured timber found during a routine check should be dealt with as soon as reasonably possible, since coastal conditions allow decay to spread faster than in a sheltered location. Waiting even one more wet winter can turn a small splice repair into a full frame replacement.
Peeling paint alone is not urgent, but it is worth treating as a prompt to check the timber underneath, particularly on sills and lower rails on any elevation facing the sea.
