
Wet plaster vs dry lining: choosing the right wall finish
The finish you choose for a stud wall or a re-plastered room affects sound, feel, moisture handling and how the job runs on site.
Every internal wall finish decision on a Torbay job eventually comes down to one question: do you skim it wet, or do you dry line it with plasterboard and a skim coat over the joints? Both routes end with a smooth, paintable wall, and to a homeowner standing in the finished room they can look identical. But the way they get there, and how they behave over the following decade, are quite different, and picking the wrong one for the wrong wall causes problems that only show up months after the painters have gone.
Wet plaster, in the traditional sense, means applying a base coat and finish coat of plaster directly onto masonry, or onto expanded metal lath where there's no solid backing. Dry lining means fixing plasterboard to a wall or stud frame, taping and filling the joints, then skimming a thin finish coat over the whole board. Dry lining is faster and cheaper on new build and stud partition work. Wet plaster is often the better call on solid, uneven or older masonry, and it's still the standard for a lot of period property work across South Devon.

How each system is actually built up
A traditional wet plaster wall on masonry is a two-coat system: a browning or bonding base coat applied directly to brick or block, followed by a thin finishing skim once the base has firmed up. On very uneven old walls, this base coat also does the job of levelling out lumps and hollows that plasterboard would simply follow and telegraph through.
Dry lining involves fixing sheets of plasterboard, either directly to a masonry wall with dabs of adhesive or screwed to a timber or metal stud frame, then taping the joints with scrim and filling them before a skim coat goes over the lot. The boards themselves do the levelling, so the wall behind doesn't need to be anywhere near as flat as it would for a good wet plaster job.
Stud partition walls are almost always dry lined, since there is no masonry to plaster onto in the first place. The real decision point is on solid walls being re-plastered or extensions being fitted out, where either approach is genuinely on the table.
Speed and disruption on site
Dry lining wins comfortably on programme. Boards go up in a day or two for a typical room, and because there's no wet trade drying time built in, the next stage of the job can often start within days rather than weeks. That matters on a renovation where every week of delay costs money in rented accommodation or storage.
Wet plaster needs proper drying time between coats, and the whole room needs to be kept at a stable temperature without draughts while it cures. On a live renovation with limited heating or ventilation, that can add real time to the programme, and rushing it is one of the most common causes of cracking and shrinkage we get called out to.
For a straightforward single-room refresh where time matters more than ultimate wall quality, dry lining is usually the pragmatic choice. For a full renovation where the wall build-up is already being addressed, the extra time for wet plaster is rarely the deciding factor.

Performance: sound, damage and feel
A solid wet plastered masonry wall generally feels and sounds more solid than a dry lined equivalent, because the plaster is bonded directly to a heavy masonry backing rather than sitting on a board with an air gap or dabs behind it. Knock on each and you'll hear the difference immediately.
Plasterboard is more vulnerable to impact damage, particularly around door handles and stair edges, where a knock can crack the skim and dent the board underneath. Wet plaster on solid masonry resists this kind of localised knock far better, though a hard impact will still crack any finish.
Dry lining also gives you a cavity behind the board, which is useful for running cables and pipework without chasing into masonry, and it accepts insulated plasterboard where extra thermal performance is wanted without losing much room depth.
Moisture and older buildings
On a genuinely solid, damp-prone wall in an older Devon property, dry lining with standard plasterboard on dabs can trap moisture between the board and the masonry, leading to mould and the board itself softening over years. This is a common issue on cottages where dry lining has been used as a quick cosmetic fix without addressing the wall's moisture behaviour first.
Wet lime plaster, by contrast, is breathable and lets a solid wall manage moisture naturally, which is why it remains the right choice for cob, stone and older solid brick construction. Standard gypsum wet plaster sits somewhere in between, workable on drier solid walls but still less forgiving of ongoing damp than lime.
If your home is solid-walled and has any history of damp, get that assessed before deciding between wet plaster and dry lining, because the wrong finish on a damp wall causes problems regardless of which system you choose.

Cost and where each one earns its keep
Dry lining tends to be cheaper on labour for a given wall area, particularly on flat, modern masonry or stud work where boards go up quickly with minimal preparation. It's also more forgiving for a competent general builder to install, whereas a good wet plaster finish is a specialist skill.
Wet plaster earns its cost back on solid, uneven walls where the levelling and breathability genuinely matter, and on period properties where a boarded finish would look and feel wrong against original features like cornicing and deep skirtings. For new stud partitions, dry lining is simply the standard build method and there's no real case for anything else.

Look at the wall itself before the finish: solid, uneven, damp-prone masonry generally points to wet plaster, ideally lime-based if the building is older. Stud partitions and reasonably flat, dry masonry in a renovation or extension are well suited to dry lining, particularly where programme matters.

Can you dry line over an old solid wall?
