Specifying timber cladding that survives a coastal exposure

Timber cladding looks the part on an extension, but salt-laden coastal air punishes species and finishes that would be fine a few miles inland.

Timber cladding has become a popular way to give extensions and garden rooms a contemporary look across South Devon, and it can genuinely last decades when the species, treatment and detailing are right for the exposure. The problem is that a lot of cladding specified for inland projects gets copied straight onto seafront and estuary-facing builds where the conditions are considerably harsher.

Salt-laden wind, near-constant humidity and driving rain accelerate decay in untreated or poorly detailed softwood cladding, sometimes within a handful of years on the most exposed elevations around Brixham, Dawlish and the Teign estuary. The right species, the right ventilated detailing behind the boards, and the right finish maintenance schedule make the difference between cladding that silvers gracefully and cladding that needs replacing within a decade.

Species that hold up on the coast

Naturally durable species such as western red cedar, larch and thermally modified timber perform well in coastal exposure without needing chemical preservative treatment, since their natural oils or the modification process resist decay. Cedar in particular has a long track record on exposed elevations and weathers to an even silver-grey if left unfinished.

Standard pressure-treated softwood can be used but has a shorter realistic lifespan in a coastal exposure and relies more heavily on maintained surface finishes to keep performing. On the most exposed sites, the extra upfront cost of a naturally durable species is usually justified by lower long-term maintenance.

Finish or leave to weather

Cladding left unfinished to weather naturally needs the least maintenance but changes appearance permanently within the first year or two, which isn't to everyone's taste and needs agreeing with the client before installation. Oiled or stained finishes retain the original colour longer but need reapplication on a cycle, typically every two to four years in an exposed coastal position, considerably shorter than the same finish would need inland.

Whichever route is chosen, all cut ends and fixing holes should be treated before installation, since untreated end grain is where decay typically starts first regardless of species.

Detailing behind the boards

Cladding needs a ventilated cavity behind it with a breathable membrane on the wall structure, allowing any moisture that gets past the boards to drain and dry rather than sitting against the wall. A common failure on coastal jobs is cladding fixed directly to a solid substrate without ventilation, which traps moisture and accelerates rot from the back of the boards where it isn't visible until the damage is advanced.

Horizontal boards need a drained and vented detail at the base, well clear of ground level and any hard landscaping that could splash rain back onto the lowest boards. Vertical board joints and corners need proper flashing or overlap detailing to stop water tracking behind the cladding at these vulnerable points.

Fixings and movement

Stainless steel fixings are worth the extra cost on any coastal cladding job, since standard galvanised fixings corrode and stain the timber within a few years in salt air. Timber cladding also expands and contracts with moisture more than most people expect, so fixing details need to allow that movement rather than pinning boards rigidly in place.

Getting these details wrong shows up as staining streaks below fixings, boards cupping or splitting, and gaps opening up at joints, all of which are avoidable with the right specification from the start.

How to specify coastal cladding

Name the species, the finish, the fixing material and the ventilation detail individually in the quote. Ask specifically what maintenance cycle the chosen finish requires, since this affects the real long-term cost of the cladding beyond the initial fitting.

If the elevation faces prevailing wind and rain directly, ask whether the species and finish proposed have a track record on similarly exposed local projects rather than a generic specification pulled from a supplier catalogue.

Usually yes on exposed elevations, since its natural durability reduces the need for chemical treatment and ongoing maintenance compared with standard softwood. The extra upfront cost is often offset by a longer realistic lifespan.

How often does coastal cladding need re-treating?
