Warm roof vs cold roof: getting the flat roof build-up right

The position of the insulation in a flat roof build-up decides whether it stays dry and performs, or quietly rots from the inside.

Flat roofs across Torbay and South Devon, on extensions, garages, dormers and older bungalow roofs, come down to two fundamentally different ways of building the same structure: warm roof or cold roof. The terms describe where the insulation sits relative to the structural deck and waterproofing, and that single decision determines whether the roof stays dry inside for decades or develops hidden condensation problems that rot the timber from within.

A cold roof has insulation between or below the joists, leaving the structural deck and the void above it cold, which is why it needs careful ventilation to stop moist air condensing on the underside of the deck. A warm roof has the insulation above the structural deck, directly under the waterproofing, keeping the deck itself warm and largely removing the condensation risk that cold roofs are prone to.

How a cold roof is built and why it needs ventilation

In a cold roof, insulation is fitted between the joists, with the structural timber deck and waterproofing above sitting in cold, unheated conditions. Warm, moist air from inside the building rises and, if it reaches the underside of the cold deck, can condense into water vapour, which over time saturates the timber and leads to rot.

To manage this, cold roofs rely on ventilation gaps, usually at the eaves and sometimes with additional roof vents, to let air move through the void above the insulation and carry moisture away before it condenses. This ventilation has to be designed and maintained correctly; blocked or undersized vents are a common reason cold roofs fail years after installation.

Cold roof construction is generally cheaper and simpler to build, which is why it remains common on older extensions, sheds and garages, and why so much existing flat roof stock in Torbay is built this way. The problem is that ventilation gaps are easy to compromise during later work, such as adding loft insulation or blocking eaves for pest-proofing, without anyone realising the roof depended on that airflow.

How a warm roof is built and why it's now preferred

In a warm roof, the insulation sits above the structural deck, directly beneath the waterproofing membrane, with a vapour control layer fitted below the deck to stop moisture from inside the building reaching the cold zone in the first place. Because the deck itself stays at a warmer, more stable temperature, the condensation risk that plagues badly ventilated cold roofs is largely designed out.

This is why warm roof construction has become the standard specification for most new flat roofs and re-roofs, particularly where the roof will be fully or partly enclosed with limited scope for ventilation, such as under a parapet or beneath decking. It also allows for thicker, more effective insulation without needing to increase joist depth, since the insulation sits above the structural timber rather than squeezed between it.

Warm roofs do cost more upfront due to the additional insulation layer and detailing needed at upstands and roof edges, but they remove the ongoing risk of hidden condensation damage that can be expensive and disruptive to diagnose and repair once it's taken hold inside a cold roof void.

It's a harder case to make on habitable extensions, converted garages, or any space that will be heated and used day to day, since that's exactly the moisture-generating use that cold roofs struggle to cope with over the long term. If a builder proposes a cold roof for a room you plan to heat and live in, it's worth asking specifically how the ventilation will be designed and maintained.

Choosing the right build-up for your project
