
Penetrating damp vs rising damp: how to tell them apart
Both leave similar staining on a wall, but penetrating damp and rising damp come from completely different sources and need completely different repairs.
We get called out to a lot of properties across Torbay where the homeowner has already decided they have rising damp because that is the term everyone knows, when the actual cause of the staining on the wall is water coming in from above or from the side, not up through the floor. Getting this wrong before any work starts means money spent on the wrong fix and a problem that comes straight back.
The confusion is understandable. Both faults produce tide marks, blown plaster, peeling paint and a musty smell, and both tend to get worse in wet weather and better in dry spells. But the mechanism behind each is different, the diagnostic tests are different, and the repair for one will do almost nothing for the other. Spending on a chemical damp-proof course when the real problem is a cracked gutter thirty feet up is money down the drain, sometimes literally.
This guide sets out the practical differences we use on site every week, so you can have a more informed conversation with whoever assesses your property, whether that is us or someone else.
What rising damp actually is
Rising damp is groundwater drawn up through a wall by capillary action, in the same way a paper towel draws water up from a puddle. It relies on a continuous, unbroken path of porous material from wet ground to the point where it becomes visible, and it is genuinely much rarer than most people assume. In a huge number of cases where rising damp is diagnosed, the real cause is something else entirely.
True rising damp is limited by gravity and evaporation, which is why it almost always sits low on a wall, typically no higher than a metre from ground level, and often carries a distinctive band of white or brownish salts left behind as the water evaporates and deposits minerals it has carried up from the soil.
What penetrating damp actually is
Penetrating damp is water getting in from the outside face of the building, driven by wind and rain rather than drawn up from the ground. It can appear at any height on a wall, and its location is usually linked directly to a specific defect above or beside the damp patch, which is one of the most useful diagnostic clues available.
Common sources we find on Torbay properties include cracked or missing render, failed pointing in exposed brick or stone, defective flashing around chimneys and window openings, blocked or leaking gutters throwing water down the wall face, and cracked or missing roof tiles allowing water to track down inside the structure before it ever reaches the visible wall surface.

The practical tests we use on site
The single most useful test is height and pattern. Damp that sits in a defined low band across a wall, with no obvious defect above it, points towards rising damp or a bridged damp-proof course. Damp that appears in an irregular patch, higher up, or lined up beneath a visible external defect, points towards penetrating damp.
We also look at timing. Penetrating damp tends to worsen noticeably after heavy driving rain, sometimes within hours, and can dry back significantly during a settled dry spell. Rising damp is more consistent year-round because groundwater levels change far more slowly than weather, though it can still fluctuate with the seasons.
A moisture meter is a useful screening tool but should never be relied on alone, because it cannot distinguish between water and the salts left behind by historic damp, and it reads high in perfectly sound plaster that simply has embedded hygroscopic salts from a problem fixed years ago.
- Check the height and shape of the affected area first
- Look for a defect directly above or beside the patch
- Note whether it worsens sharply after rain, or is constant
- Don't rely on a moisture meter reading in isolation
Why bridged damp-proof courses cause confusion
A working damp-proof course can be bridged by something as simple as raised external ground levels, a patio or driveway laid above it, or render applied across it that provides an alternative path for moisture to climb. This produces damp that looks exactly like rising damp but has nothing to do with a failed damp-proof course, and injecting a new one will not fix it because the original course underneath may be perfectly sound.
This is one of the most common misdiagnoses we see in older South Devon properties, particularly where a driveway or patio has been raised over the years without anyone considering the original damp-proof course level.
What each correct repair involves
For genuine penetrating damp, the fix targets the external defect directly: repairing or replacing render, re-pointing masonry, fixing flashings, clearing or replacing guttering, and allowing the wall to dry out fully before any internal decoration goes back on. In most cases no internal chemical treatment is needed at all once the external source is dealt with.
For genuine rising damp, options include a proper chemical or physical damp-proof course where the original has actually failed, lowering bridging ground levels back below the damp-proof course, and replastering the affected area with a salt-resistant or breathable system so residual ground salts do not keep drawing moisture from the air.
Getting a straight answer
Because the two problems look alike but need such different repairs, it is worth getting an assessment from someone who will actually explain their reasoning rather than just quoting a fixed damp-proofing package. A good survey should tell you which defect is causing the damp, not just confirm that damp is present.

Common questions
Can a property have both rising and penetrating damp at once?
Yes, particularly in older solid-walled buildings with multiple defects. It is quite common to find a bridged damp-proof course at low level and a separate penetrating damp issue higher up caused by guttering or render, so both need identifying separately rather than assuming one explains everything.
Is rising damp as common as damp-proofing companies suggest?
No. Independent surveyors and building professionals generally agree that genuine rising damp is far less common than penetrating damp, condensation or bridged damp courses, which is worth bearing in mind if a quote jumps straight to a full chemical injection without explaining how the diagnosis was reached.
Will fixing the external defect stop penetrating damp for good?
In most cases yes, provided the wall is given time to dry out fully before redecoration and the repair genuinely addresses the source, whether that is render, pointing, flashing or guttering. If damp returns after a proper external repair, it usually means the original defect was not the only route in.
How long does a damp-affected wall take to dry out after repair?
This depends heavily on wall thickness, ventilation and time of year, but solid walls can take several weeks to several months to dry fully. Redecorating too soon with the wrong paint can trap residual moisture and make a patch look like it has returned when it has actually just been sealed in.
