
Pebbledash: when to repair it and when to over-render
Ageing pebbledash puts homeowners in a genuine dilemma between patching what is there and covering the whole elevation with a modern render system.
Pebbledash was applied to a huge number of homes across Torbay and South Devon between the 1920s and the 1970s, largely because it was quick to apply, hid poor quality brickwork underneath, and stood up reasonably well to coastal weather when it was properly maintained. Decades on, a lot of that pebbledash is now cracking, losing stones, and looking distinctly dated, which leaves homeowners weighing up a genuine and fairly expensive decision.
The two realistic options are repairing the pebbledash in kind, matching the existing texture and stone size, or removing it and applying a modern render system over the whole elevation, changing the look and performance of the property in one go. Why pebbledash cracks and fails
Pebbledash is a two-part system, a sand and cement base coat with dashed stone thrown into it while still wet, and it fails for broadly the same reasons any cement render fails on an older solid wall: it does not flex with the building's natural movement, it does not let moisture escape from a solid wall behind it as effectively as a lime-based finish would, and after fifty or more years of coastal weather the bond between the base coat and the wall simply degrades.
Once cracks appear, water gets behind the render and speeds up the failure considerably, freezing and thawing in winter, expanding cracks further and eventually causing whole sections to detach and fall away, taking dashed stone with them and leaving patchy bare areas that are very difficult to match exactly.
When a repair is the right call
Patch repair makes sense when the failure is localised, a cracked panel here, a small area of lost stone there, and the render generally elsewhere is sound, well-bonded and not showing widespread cracking across the whole elevation. In this situation, cutting out the damaged section, repairing the base coat and re-dashing to match is far cheaper than a full over-render and keeps the existing appearance of the house intact.
Repair is also the sensible choice where the property has a strong period character that pebbledash suits, or where a neighbouring terrace shares a matching finish and changing just one property would look noticeably out of place. Matching old dash exactly takes skill, since stone size, colour and the base coat texture all need to line up closely with the existing finish.

At that point, removing the pebbledash entirely and applying a modern render system across the whole wall is usually more cost-effective in the long run and gives a genuinely fresh, uniform finish.
Over-rendering is also the better option where the homeowner wants to modernise the appearance of the property, since pebbledash reads as distinctly dated to a lot of buyers and residents, while a smooth or lightly textured modern render brings the look of the house up to date. It also gives the opportunity to add external wall insulation at the same time if that is worth considering for the property.

In these cases, a breathable lime-based render system is usually the more appropriate over-render choice, even though it costs more than a standard sand and cement finish.
It is also worth checking for damp behind failed sections before any work starts, since pebbledash cracking is sometimes a symptom of trapped moisture rather than simple age, and covering that moisture with a new render without addressing it will only delay the same problem reappearing.
Cost and disruption to weigh up
A targeted patch repair is a relatively quick, low-disruption job that can often be completed in a few days depending on the extent of the damage, while a full over-render involves scaffolding around the whole property, removal of the existing pebbledash in full, and a longer programme overall. That difference in scale and disruption is often the deciding factor as much as the finished appearance.
