Conservation areas, Churston and listed buildings
Brixham has three conservation areas: Brixham Town around the harbour, Higher Brixham around St Mary's Square, and Churston. Churston is also covered by an Article 4 direction, which removes some permitted development rights, so changes that would not need permission elsewhere, such as altering windows or a frontage, may need an application there. Around 214 listed buildings sit within a couple of kilometres of the centre, most of them Grade II.
Torbay Council is the planning authority, and the town also falls within the South Devon National Landscape. For building works in Brixham that touch the outside of an older property, checking the address against these designations before drawings are prepared saves redesigns later.

Limestone walls, hills and harbour-side ground
Limestone from Berry Head was quarried for building stone and agricultural lime from the mid-18th century until 1969, and it appears in many older walls around the town. Repairs to those walls generally call for matching stone and lime mortar rather than cement, so the wall can still dry out.
The town is hilly and built around its natural harbour, so access, skip placement and scaffolding are part of planning any job. Tidal flood zones are mapped close to the harbour, which is worth considering for ground-floor extensions and finishes in the lowest streets.
